Housing Projects

AK Design Partnership LLP have considerable experience of working within the Social Housing Sector, particularly with Housing Associations, Local Authorities, other Registered Social Landlords and Partnering contractors in projects of varying value, from £50k maintenance projects – £40m Estate Regeneration Schemes.

 

These schemes encompass Decent Homes Standards, DDA Compliance, Life Long Homes, Sustainability, NHF Standards, Good Practice, HQI's, disabled adaptation’s, refurbishment of void properties which have included loft conversions and extensions to alleviate overcrowding issues.

 

Our involvement with Condition Surveys using PDA's and resultant programme planning, providing budget costings and advice on procurement incorporating 'Best Value Approach', and tendering for Measured Term Contracts have been ongoing with various clients since the early 1990's

 

AKDP are experienced with New Build dwellings, Refurbishment schemes (including minor & major void works) and large scale Estate Regeneration Projects.

This site is 2No. 1 Bedroom 2 Person Disabled Wheelchair Bungalows on an existing redundant garage site.

 

This site was a former garage site which had previously was used as a cut through by many residents and subject to lots of fly tipping of all sorts of rubbish, even old abandoned cars had to be cleared away before demolition could start. Enhanced street lighting increased the overall safety to the area and access through the site to the adjacent roads via the alleyways. The site was redeveloped to provide 2 No Social Bungalows with a specific need to supply these for wheelchair users. The site was redeveloped to provide 2 rental units which were handed back to the main client Epping Forest District Council.

Due to the impact of Covid, material shortages and on site delays, the duration of the project was 21 months.

 

2No. 3 Bedroom 5 Person Detached Houses on an existing redundant garage site. This site was a former garage site which was dilapidated and in need of demolition. The site was redeveloped to provide 2 No Social Houses for rent and handed back to the main client Richmond Housing Partnership for them to able to supply a growing trend to the local community. This also meant with the enhanced street lighting in the area it helped with the over all safety on the footpaths which connected right through this site and onto the main road.
